A home report won’t go into much detail. The roof inspection element is usually carried out from the ground with binoculars where there is a very limited view.

External inspection
A full external inspection is conducted with the use of a drone, with images captured of all roofing elements.
Internal inspection
A comprehensive internal inspection is then conducted, with images taken of all components

The roof report is written up and finalised, then delivered via email in an easy to understand PDF format.
ROOF SURVEY PROCESS
Fill out our contact form with your details and that of the sellers/estate agents. Alternatively, give us a call to schedule your roof survey.
- Once you’ve requested a roof survey, we’ll get in touch with the estate agents/current owners and arrange a suitable date and time to carry out the inspection. We can collect keys from a responsible person if no one is available to meet us at the property.
- A full external inspection will be carried out using a drone by one of our roofers. They will closely examine every detail of the external portion of your roof, along with all rainwater goods and fascias/soffits.
- An internal inspection will then be carried out, starting at the loft hatch, covering all components of the roof. Once the roof survey is complete, if applicable, the keys will be returned to the estate agents.
- A report will then be created, with images and a detailed write up on each part of the roof. Once finalised, an invoice will be issued and once clear, the report will be sent via email.

How long does a prepurchase roof survey take?
The inspection itself take around an hour on site for a standard roof without too many complex features. This time can be extended if there are multiple bay windows and other roof features that require checked over.
How much does a prepurchase roof inspection cost?
For a typical domestic property, prepurchase roof inspections usually cost £250. This is subject to change though for larger properties or those with a high amount of roof furniture.
I just need my roof inspected because I've got a leak?
As part of our estimating process, all inspections are free. However, it will be a basic check, looking specifically at the root of the leak and there will be no report available for this.
Who is a roof survey suitable for?
If you’re buying or selling a property, this is for you. It give you a hard copy of the exact condition of the roof. This can give you leverage during negotiations and allow you to offer/ask for a fair price. We also do simplified surveys for insurance purposes when they request information on the roofs condition as part of their policy.
Do I need to be present at the time of the inspection?
We do not require someone to be on site during the survey. If the property is unoccupied, we can either meet an estate agent or collect and return keys to facilitate the inspection.
How long do I need to wait to get a roof inspection
We can usually fit inspections in between jobs. It’s unusual to wait longer than a working week for the inspection to have been carried out. To put the roof report together, it usually takes a day or two before it’s ready to send out.
What is covered in the roof report?
We use a drone to inspect all elements of the roof externally. This is from the downpipes, up to the guttering and everything above. Then we move inside and start at the loft hatch. We’ll make note of the insulation and all structural roofing components. Any issues will be highlighted along with the required remedial action and likely costs and timescales.
